The average values of all property types in the Netherlands decreased in the fourth quarter of 2011 compared to the same quarter in 2010: residential (-1.3%), offces (-1.9%), retail (-5.9%), and industrial real estate (-3.5%). The average house price is 5.8% lower than mid-2008 when the housing market was at its peak. At the moment, there are 1.9 times more properties for sale than there are sold in a year. Calcasa forecasts house prices to decrease by 2.4% year-on-year in the frst quarter of 2012 and by 4.1% year-on-year in the fourth quarter of 2012. The number of foreclosures dramatically increased this quarter by 34.6% year-on-year.
